Dealing with Saharan Dust in Your Malta Rental Property

What Is Saharan Dust and When Does It Hit Malta?

Several times a year — mostly between March and June — winds carry fine red-orange dust from the Sahara Desert across the Mediterranean and onto Malta. You wake up to a thin layer of gritty dust coating every outdoor surface: balconies, cars, windows, and outdoor furniture.

For short-let hosts, this creates an immediate problem: your property looks dirty even if it was cleaned the day before. Guests arriving after a dust event will see orange-tinted balcony floors, dusty railings, and smeared windows.

What Saharan Dust Damages

  • Balconies and terraces: Fine grit settles on tiles, furniture, and railings. Walking on it without sweeping first can scratch tile surfaces
  • AC units: Dust clogs external condenser units and filters. An AC running with clogged filters loses cooling power and drives up electricity costs
  • Windows and shutters: Dust sticks to glass and gets into shutter channels. Rain after a dust event bakes it on
  • Pool areas: Dust turns pool water cloudy. Skim and shock-treat immediately after an event
  • Cars: Never dry-wipe a dusty car — the grit scratches paint. Rinse first

How to Clean After a Dust Event

  1. Balcony first: Hose down all outdoor surfaces. Do not sweep dry — the grit scratches tiles. Wet the surface, let it soak 2 minutes, then brush and rinse
  2. Outdoor furniture: Wipe with a damp cloth. Metal furniture gets a gritty film that feels rough to the touch
  3. Windows: Spray with glass cleaner and wipe. Do the exterior first, then interior. Saharan dust mixed with sea salt creates a stubborn film
  4. AC filters: Pull out the filters, rinse under running water, let dry, replace. Do this within 48 hours of a major dust event
  5. Interior surfaces: Dust enters through open windows and AC vents. Damp-wipe all surfaces, especially windowsills and kitchen counters

Timing Turnovers Around Dust Events

Check the weather forecast during spring months. If a Saharan dust event is forecast for the morning of a turnover:

  • Schedule the clean for the afternoon, after the dust settles
  • Include a balcony wash as part of the turnover
  • Close all windows and shutters the night before (if property is vacant)
  • Ask your cleaning service to add an outdoor wipe-down to the turnover scope

For properties with pools or large terraces, consider booking a deep clean after the first major dust event of the season. It resets the property and prevents grit accumulation.
